How long have you been a full-time agent?

I have been a full-time realtor for 21 years. In 2012 I launched the Keller Williams Realty franchise serving Lynchburg, Smith Mountain Lake, and Roanoke. In 2022, I sold the franchise to focus exclusively on my Smith Mountain Lake team and luxury clients.

How many deals have you closed in your career?

Approximately 1,304 properties totaling $343 million in sales volume — demonstrating a consistent track record of achieving results for clients across every market condition.

What certifications set you apart?

I am a Certified Luxury Agent and rank among the top 100 realtors with Keller Williams Realty. I also recently completed a 4-year term on the Board of Directors of our local MLS, giving me deep insight into industry standards, compliance, and market trends.

What is your commission fee?

I typically earn 3% for the listing side, which includes complimentary home staging, professional photography, full marketing exposure, and direct access to my extensive market knowledge. If I personally bring the buyer, I reduce the buyer-side commission to 1% under a dual agency agreement.

Can I cancel the contract without penalty?

There are thousands of dollars in upfront costs required to properly market a property. That said, I would never hold a client hostage — my goal is to earn your business through results and service, not obligation.

What are your realistic market expectations?

The market is currently balanced, with prices still up approximately 2–4% over 2024. With proper positioning, I feel confident your home will sell within six months — and most likely sooner — provided it is priced strategically and accessible for showings.
